Property & land / LandSignal concept

Understand the site. Know what to ask.

Listings, records and adviser questions can be difficult to compare. LandSignal is a proposed research service for turning that information into a first-look report, a shortlist or an organised due-diligence pack. Discovery conversations are available; the service is still being developed.

For buyers, operators and advisers

Bring the questions into one place.

Start with a location, an intended use and the decision ahead. A research scope could bring together the relevant records, compare sites against your criteria and show which questions still need answers.

Research to support your advisers.

A solicitor, surveyor, valuer, planner, lender or other qualified professional performs their own checks and decisions. A research pack cannot establish title, planning consent, value or suitability.

Proposed services

Four ways to organise the research.

These are proposed outputs, each to be scoped for a specific site or search brief. Availability and price would need to be agreed before any work begins.

01 · PROPOSED

Signal Screen

A first-look research note for one site: dated sources, apparent constraints, missing facts and questions to investigate next.

02 · PROPOSED

Shortlist Control

A comparison of sites against your criteria, showing sources, unresolved assumptions and reasons a site may not fit.

03 · PROPOSED

Offer-Readiness Pack

An organised pack for you and your qualified advisers, with source documents, permission questions, cost inputs and outstanding checks.

04 · PROPOSED

Acquisition Control Room

A shared view of the documents, tasks, owners and deadlines for a named transaction, supporting coordination with your advisers.

A better first question

What would rule this out?

A site may look promising while important facts are missing. The proposed research starts with the constraints and unanswered questions, so you and your advisers can identify what needs checking before a commitment.

Bring a location or a brief.

Tell us the area, intended use and decision ahead. We can discuss whether a focused research scope would be useful.
